How does the Appliance Warehouse program work?

To participate in this exclusive offer from Appliance Warehouse, you must visit https://residentdirect.appliancewhse.com/invitationhomes, choose your appliances, complete a rental agreement and set up your payment method. Appliance Warehouse offers a discounted rental rate for a washer and dryer set for just $34.95 per month. California residents can add a refrigerator for an additional $34.95 per month. This low monthly fee includes free delivery, installation and service calls. You are responsible for scheduling delivery of your appliances, making monthly payments, and scheduling service visits. You’ll also be responsible for scheduling the appliance removal at the end of your lease.

Who should I contact for repairs and maintenance on my machine?

Is there an instance when the resident should contact Invitation Homes regarding their Appliance Warehouse machines?

Yes. The resident should call Invitation Homes only if the machine is leaking to prevent further home damage, so Invitation Homes can shut off the water. Residents should then call Appliance Warehouse to schedule maintenance/repair. A leaseholder over the age of 18 must be present during the time of service.

Can I rent just a washer or dryer by itself?

Yes, you can rent a washer or dryer by itself. We offer single-machine rentals (washers or dryers) at affordable monthly rates under the same flexible terms as our full-size machines and other equipment. Call 1-800-931-3013 or click "get delivery" for pricing and delivery dates!

Are there additional fees?

Usually, our appliance rentals come with additional fees. But as an Invitation Homes resident, you’re eligible for a special rate, and we’re waiving our $35 delivery fee. There is a one-time processing fee of $7.90 (plus state-mandated taxes). There are no hidden fees with Appliance Warehouse! All our equipment comes with full service and maintenance for as long as you lease.

What type of appliances do you provide?

Appliance Warehouse provides standard full-size appliances, stackable washer and dryer units, and refrigerators (California Only). In addition, we offer optional premium models and other energy-efficient choices (based on availability) for your convenience.

What models do you offer for lease?

We offer a variety of models for lease from reputable brands including GE and Whirlpool.

What is the minimum lease term?

Appliance Warehouse’s minimum lease term is just 2 months, followed by a month-to-month term.

Do I need to set up an online account?

To participate in the appliance rental program, you must complete a rental application with Appliance Warehouse. How can I make a payment?

How soon can I get a delivery?

You can get your appliances delivered as quickly as the day after your order. Appliance Warehouse offers quick delivery on a next-available basis, often as soon as the next day! Delivery slots fill up fast, so call 1-800-931-3013 or click "get delivery" to get the fastest delivery available in your area!

I have a delivery today. When can I expect Appliance Warehouse to arrive?

You may obtain an estimated time of arrival (ETA) on the day of service by calling 1-800-931-3013 (option 1) or check online by selecting "Check ETA" on our website and using your confirmation number.

What should I do if I am moving out and no longer need the appliances?

If you no longer need the appliances, you must schedule pick up with Appliance Warehouse. We require that the appliances be picked up before you move out of the home. Simply call our toll-free number at 1-800-931-3013 (option #3) to schedule a pick up. Please do not attempt to move AW equipment. Service fees may apply.

Can I continue renting appliances when I move out?

Yes, you can continue renting appliances from us when you move out. Appliance Warehouse makes moving your rented appliances easy, quick and hassle-free. Simply call our toll-free number at 1-800-931-3013 (option #3) to schedule a move by our expert installers. Please do not attempt to move AW equipment. Service fees may apply.

Why won’t my dryer start?

If your dryer will not start, look for the following problems:
  • First, make sure the dryer door is fully closed, and the power cord is fully plugged in.
  • Make sure the timer knob has been activated and the breaker to the laundry room is turned ‘On.’
  • If you have checked all these possibilities and the dryer still will not start, please submit a service request or call Appliance Warehouse at 1-800-931-3013.

Why won’t my dryer heat?

If your dryer is not giving off heat, look for the following issues:
  • Make sure the timer is not in the ‘Cool Down’ setting or set to a ‘No Heat’ cycle.
  • Make sure the breaker to the laundry room is turned ‘On.’
  • If the dryer is heating but clothes are not drying, make sure the outside vent isn't blocked.
  • You could also try cleaning the lint filter with a soft-bristled brush.

Why is my dryer not drying my clothes?

If your dryer is not drying your clothes, check for the following issues:
  • Your dryer is set to an Automatic cycle. Try switching to a more or less dry setting.
  • Your dryer was set to a timed cycle. Try adding more time.
  • The load of laundry is too big, which may prevent the dryer from tumbling correctly.
  • The lint filter is dirty. Clean it with a soft-bristled brush, and make sure the vent hose behind the dryer is not kinked.

Why won’t my washer start?

If your washer will not start, check for the following issues:
  • First, make sure the washer lid is fully closed, and the power cord is fully plugged in.
  • Make sure the hot and cold water faucets are opened all the way and the timer knob has been activated.
  • Make sure the laundry room breaker is turned ‘On’ and that all controls on the washer are properly set.
  • If you have checked all these and the dryer still will not start, please submit a service request or call Appliance Warehouse at 1-800-931-3013.

Why won’t my washer fill up with water?

If your washer will not fill with water, check for the following issues:
  • First, make sure the power cord is fully plugged in, and the laundry room breaker is turned ‘On.’
  • Make sure both the hot and cold-water faucets are opened all the way and the timer knob is activated.
  • Make sure the previous cycle was fully completed and all controls are properly set.

Why won’t my washer spin?

If your washer won’t spin, look for the following issues:
  • Make sure the power cord is fully plugged in and the laundry room breaker is turned ‘On.’
  • Make sure that the washer lid is fully closed and the timer knob has been activated.
  • Make sure both the hot and cold water faucets are opened all the way.
